Broker in Charge*
Licensed Brokers who receive benefits of REALTOR® membership, including Big Sky Country MLS access, Supra key, education benefits and more. For purposes of the Multiple Listing Service the Broker in Charge is specified as the person in the firm who is authorized to offer cooperation and compensation to other firms and therefore identified also as the Participant in the Multiple Listing Service. All other licensees in the firm have use of the MLS through their association with the Participant but are not themselves Participants in the MLS. Brokers are able to use the term REALTOR®.
Each firm (or office in the case of firms with multiple office locations) shall designate in writing one REALTOR® member who shall be responsible for all duties and obligations of membership, including the obligation to arbitrate (or to mediate if required by the association) pursuant to Article 17 of the Code of Ethics and the payment of association dues as established in Article X of the GAR Bylaws. The "Broker in Charge" must be a sole proprietor, partner, corporate officer, or branch office manager acting on behalf of the firm's principal(s), and must meet all other qualifications for REALTOR® membership established in Article V, Section 2 of the GAR Bylaws.
Licensed appraisers who receive benefits of the Gallatin Association of REALTORS®, including access to the Big Sky Country MLS, Supra key, education benefits and more.
Licensed real estate agents who hold primary REALTOR® or Appraiser membership with another association and need to obtain access to the Big Sky Country MLS.
Licensed real estate agents who hold primary REALTOR® or Appraiser membership with another association and want to have access to GAR services and information. An individual is a secondary member if state and National dues are remitted through another association.
Licensed building inspectors who wish to have access to the Supra Keybox System.
Mortgage companies, home inspectors, title companies, stagers, et al. that do not hold a real estate, broker or appraiser license. Affiliate members cannot use the term REALTOR®.
Big Sky Country MLS Service Charges
The quarterly participation fee of each Participant shall be an amount determined on an annual basis by the Big Sky Country MLS Board of Directors, times each salesperson, or Brokerage office staff member who has access to and use of the service, whether licensed as a broker, or sales licensee. The quarterly participation fee of each licensed or certified appraiser shall be an amount determined on an annual basis by the Big Sky Country MLS Board of Directors, times each appraiser office staff member who has access to and use of the service. Fees shall be prorated on a monthly basis.
